What We Learned from the VCSE Office Space Survey in 2025

In July 2025, Kingston Voluntary Action (KVA), in partnership with Kingston Council, invited local VCSE organisations to respond to the VCSE Sector Office Space Survey 2025 to better understand their office space needs. Here’s what we found:

  • 24 organisations responded, representing a range of senior leadership roles.
  • 50% of respondents do not currently have office space.
  • Of those with space, 10 rent or lease, and only 2 own their premises.
  • Monthly rent costs range from £0 (home offices) to £2,916.67, with most paying between £400 and £2,000.
  • 6 organisations are interested in shared office models, and 15 expect to need space within the next year.
  • Only 1 organisation currently has space available to rent.
  • Locations span Kingston, New Malden, Chessington, and Esher, with some operating from churches or community centres.

In November 2025, KVA conducted a follow-up survey, designed together with Kingston Council.

The follow-up survey, conducted in November 2025, aimed to understand the current and future office space needs of VCSE organisations in Kingston. It focused on challenges such as accessibility, affordability, and suitability, as well as interest in co-location.

The survey was sent to the 24 organisations that had responded to the initial July 2025 survey, and 9 organisations participated this time. The findings will help Kingston Council’s property team assess demand and identify suitable council-owned spaces for VCSE use.

 Here is what we found:

  • Over half of organisations do not currently have office space, representing 55.6%, while 44.4% have space but face challenges with cost, accessibility, and suitability.
  • Nearly 89% of organisations need new premises within the next 12 months, and one-third require space immediately.
  • Meeting rooms are the most requested feature, with 77.8% of organisations indicating this need, followed by private offices and event spaces at 55.6% each, and storage facilities at 44.4%.
  • Accessibility is a priority, with 66.7% requiring lift access and 44.4% needing step-free entry, while Wi-Fi and kitchen facilities are essential for 77.8% of organisations.
  • A strong majority, 77.8%, are willing to share facilities through co-location to reduce costs and foster collaboration, but they don't want to share offices, such as a hot-desking arrangement.
  • Kingston Town Centre is the most preferred location at 77.8%, followed by New Malden at 66.7% and Surbiton at 55.6%.
  • Funding remains a challenge, with only 11.1% fully funded, 44.4% partially funded, and 22.2% needing full funding.
  • Most organisations are open to flexible lease arrangements, with 77.8% indicating flexibility and the same percentage open to rental agreements.
